What a “point” actually means
Start here, because nearly every unexplained difference between two quotations traces back to this one definition.
A point is one independently controllable circuit — one thing the system can switch, dim or drive on its own. A point is a circuit, not a fitting.
That distinction does all the damage. Consider one living room:
- Six downlights on one switch — one point. Not six.
- The same six split two-and-four, so the dining end dims separately from the seating end — two points.
- A cove line running the full room — one dimmable point, or two if the tunable warm and cool channels are driven separately.
- A fan on speed control — one point, and a different kind of module from a light.
- A curtain on a single motor — one point. Sheer and blackout on two motors — two points.
- A five-button keypad — usually zero points. It is a control device, quoted separately; the points are the loads it commands.
So the same living room is honestly quotable at four points or at nine, depending on how much separate control the designer assumed. Scale that across a flat and a provider quoting ninety points and one quoting a hundred and forty are not competing — they are describing two different homes, one of which will feel considerably better to live in.
What to ask for: a point schedule — a room-by-room table with one row per point, naming the load (downlights, cove, fan, curtain, mirror light), the control type (on-off, dimmed, tunable, motor, fan speed) and the wattage or motor count. A quotation with a total point count and no schedule behind it gives you nothing to compare. The line items a complete quotation must show
A complete bill of quantities is not one line saying “home automation for 3BHK”. It has sections, and each section should carry quantity, make, model, unit rate and amount — so that if you later delete a room, the arithmetic is obvious.
Sections that should be visible on the document:
- Control modules by type and channel count. On-off relay channels, dimmable channels, fan-speed channels and curtain-motor channels are different modules at different rates. A quotation that lists “automation modules — 1 lot” is hiding the mix, and the mix is the price.
- Dimming hardware and drivers. Which channels are dimmed, on what dimming technology, and whether the driver is in scope. This is where flicker is decided long before you see it — see why LED lights flicker when dimmed.
- Keypads, by size and position. Four-button, six-button, eight-button, with the room and the engraving text against each. Ten keypads is a very different line from four.
- Curtain motors and tracks. Motor count, track type and length per window, and whether the track and pelmet are included or excluded.
- Sensors. Motion, door, water leak, smoke — each with a quantity and a position.
- Security devices. Cameras with count and type, NVR, storage size, door lock.
- Controller, gateway and power supplies. Including the DIN enclosure or cabinet, if there is one.
- Network items. Router, access points, switch, cabling — in scope or explicitly out.
- Design, installation, commissioning and programming. As their own line, with a number against it.
- Warranty and support terms. The period, what it covers, and what a visit costs after it.
- Taxes, transport and lifting. Whether the total is inclusive.
A useful test: can you delete the second bedroom from this quotation and calculate the new total yourself? If yes, the document is properly itemised. If no, you cannot negotiate it, stage it, or compare it.
Per-point, lump-sum and room-wise pricing
Three formats are common, and each hides something different.
- Per-point pricing. A single rate multiplied by the point count. Transparent for arithmetic, but it flattens the difference between a plain on-off channel and a dimmable or tunable one, which genuinely cost different amounts. A per-point quote is only meaningful when the point schedule shows the mix — ask for the rate to be broken into at least on-off, dimmed and motor categories.
- Lump-sum pricing. One figure for the whole home. Easy to read, impossible to compare, and it makes every later change a negotiation rather than a calculation. Accept a lump sum only when a detailed schedule is annexed to it.
- Room-wise pricing. A total per room. The most useful format for staging — it lets you do the living, dining and master now and the guest rooms next year — provided each room's block still lists its own points and devices underneath.
The most common trap in per-point pricing: a low headline rate paired with a low point count. The rate looks competitive, the total looks excellent, and the house arrives with the entire living room on two circuits. You cannot judge a rate without the count, or a count without the rate. Always multiply them back out and compare the products, never the rates.
The exclusions page — read this first
Our honest advice is to read a quotation from the back. The exclusions and assumptions page decides more of your final spend than the rates do, because every item on it is something you will still buy — just from someone else, later, at a price nobody has quoted yet.
The eleven items we see excluded most often:
- Electrical wiring and conduiting. Almost always the electrical contractor's scope, and reasonably so — but automation needs more and differently routed wiring than a conventional home, and if nobody issues that drawing in time, the wiring gets done conventionally and the automation scope shrinks to fit. This is the single most expensive exclusion to discover late.
- Distribution board, MCBs and enclosure space. Modules need DIN space and the board often needs to grow.
- LED drivers and power supplies. Frequently excluded, and dimmable drivers are not interchangeable with whatever came in the fitting box.
- Light fittings themselves. Many automation quotes cover control only. Check whether the downlights, cove strip and profiles are yours to buy.
- Curtain tracks, rods and pelmet civil work. A motor without a compatible track is not a working curtain — the sizing rules are in how to measure windows and choose tracks.
- Network hardware and cabling. Router, access points, switch, CAT6 drops.
- Equipment cabinet and backed-up sockets. Small money during construction, disproportionate later.
- Civil and carpentry. Back-boxes for keypads, ceiling cutouts, chasing, making good after installation, painting.
- Internet connection and its running cost.
- GST, freight and lifting to floor. Check whether the total is inclusive; on a large villa the difference is not trivial.
- Service visits after the warranty period. And the rate for them.
None of these is a dishonest exclusion. The point is arithmetical: a quotation excluding eight of these items reads far cheaper than one including them, while describing an identical finished home. For every excluded line, ask one question — who is buying this, and is it inside their quotation? The part of the price that is not hardware
Homeowners tend to read a quotation as a shopping list and treat anything that is not a device as padding. It is usually the opposite: the non-hardware lines are what separate a system that works on handover day from one that is still being debugged in month four.
Look for these explicitly, and be suspicious when they are absent or free:
- Design and drawings. A lighting circuit drawing, a keypad schedule with engraving text, and a curtain and network drawing — issued to your electrician before plastering. If a provider is not producing drawings, someone else is deciding your circuits by default.
- Site coordination. Named visits at wiring stage, at false-ceiling stage and before painting. Automation goes wrong in the gaps between the electrician, the carpenter and the interior designer, and coordination is the line item that closes them.
- Installation and termination. Including labelling and testing.
- Programming and commissioning. Scene building, dimming curves and minimum levels set per circuit, curtain limits set per window, keypad button mapping, sensor timings. Ask how many scenes are included, and what a change costs after handover — the worked examples in how to design home automation scenes show the level of detail this involves.
- Handover documentation. As-built drawings, a labelled panel, the keypad map, app credentials in your name and a walkthrough with the family.
- Warranty and support. Period, coverage, response time, and post-warranty visit charges in writing.
A quotation where the whole non-hardware side appears as “installation — included” is telling you those activities have not been costed, which usually means they have not been planned either. This is the substance of what we mean by the difference between DIY and professional home automation.
How to put two quotations on one sheet
You cannot compare two quotations as written. You can compare them after normalising, and it takes about an hour with a spreadsheet.
- Fix the point schedule first. Decide the circuit split you actually want, room by room, and use that as the standard. Ask both providers to re-quote against it. This one step resolves most of the gap.
- Count dimmed channels separately from on-off channels. Two quotes with equal point counts are not equal if one dims twelve circuits and the other dims three.
- Count curtain motors, keypads and cameras as their own totals. Line them up side by side; differences here are usually scope, not price.
- List every exclusion from both, merged into one column. For any item excluded by one and included by the other, add that item's cost to the excluding quote — at that provider's own rate where they will give it, or at a market rate you get separately.
- Equalise the service scope. Same drawings, same site visits, same commissioning, same warranty term. If one includes two years and the other one, price the extra year.
- Equalise taxes and delivery. Compare inclusive-of-everything totals only.
- Then compare. And note which quotation needed more adding — that pattern tells you something about how the rest of the project will go.
A practical note: ask both providers for the cost of adding one more dimmed point after handover and the cost of a service visit in year three. Neither number affects today's total, and both predict the next five years better than the total does. A worked comparison: two quotes, one 3BHK
A representative 1,600 sq ft three-bedroom flat in Hyderabad. Quote A arrives noticeably lower than Quote B. Normalised, here is where the gap actually sat.
- Point count. A: 84 points. B: 126 points. The living and dining in A were four circuits against B's nine; all three bedrooms in A had a single lighting circuit each. Re-quoted on the same 126-point schedule, roughly half the gap disappeared.
- Dimmed channels. A: 6 dimmed, everything else on-off. B: 22 dimmed, including all cove and bedroom circuits. The cove lines in A were switched, not dimmed — a specification difference, not a discount.
- Curtains. A: 3 motors, tracks excluded. B: 5 motors including sheer-and-blackout in the master, tracks included. Two motors and five tracks added to A.
- Keypads. A: 4. B: 9, including bedside pairs and an entrance keypad. Five keypads added to A; the reasoning is in how to plan keypad layouts and engraving.
- Drivers. A: excluded. B: included, dimmable, matched to the dimming modules. Added to A at market rate.
- Network. A: excluded entirely. B: switch, one access point and CAT6 drops included. Added to A.
- Service scope. A: “installation included”, no drawings, no named site visits, one-year warranty. B: lighting and keypad drawings before plastering, three site visits, commissioning with eight scenes, two-year warranty, documented handover. Priced the missing year and the drawing set.
- Taxes. A: exclusive. B: inclusive. Grossed A up.
Normalised, Quote A finished slightly above Quote B — and would have arrived as a sequence of variations rather than one number. This is the ordinary outcome, not a rigged example: the lower quotation is usually lower because it is describing less house, and the difference surfaces during execution when your negotiating position is weakest.
Red flags in a quotation
- A total with no point schedule. Nothing to compare, nothing to hold anyone to.
- No exclusions page at all. Every project has exclusions. A document without them has undeclared ones.
- Brand and model names missing. “Smart dimmer module” is not a specification. Make, model and channel count, or it can be substituted downward.
- Everything switched, nothing dimmed. The cheapest way to hit a number, and the fastest way to a house that feels like a shop floor — see our colour temperature guide for what that costs in atmosphere.
- No drawing commitment before plastering. The wiring will be done conventionally and the scope will shrink to fit.
- Warranty stated as “standard”. Ask for the period, the coverage and the post-warranty visit rate in writing.
- A very large advance against a thin document. Payment stages should attach to milestones — drawings issued, material delivered, installation complete, commissioning signed off.
- No named point of contact for the project.
- A discount that appears only if you sign today. Automation is a five-to-ten-year decision on your walls; a deadline shorter than your ceiling schedule is a sales tactic.

What is a point in a home automation quotation?
A point is one controllable circuit — one thing the system can switch, dim or drive independently. The confusion, and it is the single largest reason two quotations differ, is that a point is a circuit and not a fitting. Six downlights wired to one switch are one point, not six. The same six split into a two-and-four arrangement so the dining half can dim separately are two points. A fan on speed control is a point, a curtain motor is a point, and a two-track curtain with sheer and blackout on separate motors is two points. Because the count follows the electrical drawing rather than the room, two providers can quote the same flat at ninety points and one hundred and forty points and both be counting honestly — they have simply assumed different degrees of separation. Before comparing any two quotations, ask each provider for the point schedule room by room, with the load type named for every line. If a quotation gives you a total point count with no schedule behind it, there is nothing there to compare.
Why are two home automation quotations for the same home so different?
In our experience almost every large gap comes from four places, and none of them are the brand of the hardware. First, the point count: a quote with fewer points is quoting a home with less separate control, so the totals are not describing the same house. Second, dimming: a dimmable channel with a proper trailing-edge driver costs meaningfully more than a plain on-off channel, so a quote that switches everything and dims nothing will always look cheaper and always feel worse. Third, the exclusions page, where wiring, conduiting, the distribution board, drivers, the network, civil work and fitting supply quietly move to your account. Fourth, scope of service: whether design drawings, site coordination, commissioning, handover documentation and a warranty period are inside the price or outside it. Normalise those four things and the remaining difference is usually small, and frequently reverses which quotation was cheaper.
What is usually excluded from a home automation quotation?
The items we see moved out of scope most often, roughly in order of how much they cost to add later: electrical wiring and conduiting, the modular distribution board and MCBs, LED drivers and power supplies, the light fittings themselves, curtain rods, tracks and pelmet civil work, network cabling and the router or access points, the equipment cabinet and its backed-up sockets, civil and carpentry work for keypad back-boxes and ceiling cutouts, GST, transport and lifting to floor, and post-warranty service visits. None of these are unreasonable exclusions on their own — many genuinely belong to the electrical or interior contractor. The problem is that a quotation that excludes eight of them reads thirty per cent cheaper than one that includes them while describing exactly the same finished home. Read the exclusions page before the price page, and for every excluded line ask one question: who is buying this, and is it in their quotation?
Should I choose the cheapest home automation quotation?
Only after you have made the quotations comparable, and by then the cheapest one has often changed. Put both on a single sheet with the same point schedule, the same number of dimmed channels, the same curtain count, the same inclusions and the same warranty term, and price the difference on the cheaper quote's own rates. What remains is a real comparison. Beyond price, the things that actually decide whether you are happy in year three are not on the price page at all: whether the provider issues a lighting and keypad drawing before plastering, who commissions the system and hands over documentation, what the warranty covers and for how long, what a service visit costs afterwards, and whether you can add a room in year four without replacing the controller. A quotation that is a page of totals with no schedule, no drawing commitment and no exclusions page is not cheap — it is unfinished, and the balance arrives later as variations.
